Why does this Tenant Improvement Cost So Much?

I'm often asked questions like this in the early phases of a tenant improvement. The client has many questions during early phases of an office relocation, and they normally would prefer to pin down the cost question quickly, so they can make a decision whether to move forward.

The Must Haves For a Meeting with an Arizona Architect

An architect in Phoenix can definitely help you with your building project, however, you want to make the job as easy as you can.  First off, you want to make sure that you have a signed off survey or site plan.  You get this from a land surveyor.  This document shows some vital information such as easements, any existing structures on the property, easements and more.  When you buy a piece of land, this should be one of the documents you get after closing.  Another thing to watch out for is regulations and building codes.

In addition to all the building codes, there are also regulatory concerns or covenants that can limit the building materials and require additional approval from the city or appropriate government in order to proceed.  Be sure to check this out before you sit down with an architecture firm as you don’t want the project to hit a snag.  Once you have all this, then it’s time to focus on design.

Building Design and Your Architect in Phoenix

It’s always a good idea to come in with pictures of places or plazas that appeal to you in order to get a design you like.  In addition to designing a building, make sure that you know the budget you’re going to be working with.   If you have a copy of the floor plan for an existing building, be sure to bring this as well.  If you don’t, don’t worry as we an help with that as well.

An architect in Phoenix will work with you and serves a lot of different roles in the project.  He will be a project manager, and a liaison between you and other parties that have a stake in the project such as the city or other concerns. Then your architect will discuss the design options, and answer basic questions about costs and construction practices.  He will help you to avoid fines by helping you to get all the permits, avoid breaking plumbing fixtures or water mains, or accidentally cutting power lines.

When it is time to schedule a consultation,  you want to allocate more than sufficient time for the meeting.  Expect to be there  a minimum of one hour, probably more.

With all this in mind, you’re on your way to hiring an Arizona architect.
