DESIGNline ARCHITECTS uses a proven process that ensures that each project provides continuous communication and collaboration between our clients and our Arizona architectural firm. Although each of our projects plots it own course, most projects include the following steps:
1. Consultation
Our first meeting is complimentary (travel time within metro Phoenix area is included). We start by getting to know each other. We look at your site and discuss your ideas for the Arizona architecture design project. We take field measurements and pictures. We also review any documentation you have available that is applicable to the project (see Getting Ready for your Consultation ). At the end of the meeting we talk about the process to move forward when you are ready.
2. Paint the Vision
We present you with several architectural design alternatives that will allow you to quickly visualize your final project. We then ask you to respond to our design ideas which allows us to learn from you, resulting in a conceptual design that fits your project goals.
3. Early Cost Estimate
DESIGNline ARCHITECTS offers an alternative Design/Build approach that will pin down the cost question quickly, so you can make the decision to move forward. We’ve developed a three-step approach:
- * Identify your budget and design goals, and offer a low cost conceptual design package. Once you approve the conceptual design and scope of work, we will work with your general contractor to confirm the approved design is on budget, with a construction cost estimate to within a +/- 20% range of variability.
- * Once the conceptual design and budget align, we will finish your final design phase. Then when the construction documents are 75% complete, we will again work with the contractor to refine the construction cost estimate to within +/-10% range.
- * And when the final project is bid to the subcontractors, the costs are locked in, assuming no design changes.

4. Put it all Together
Once your conceptual architect design is approved we will further refine and develop the design of your project. We’ll help you select all the finishes and material that will be installed in your project, making sure everything looks and fits well together. And we will ensure all the technical issues are addressed and coordinated with all of our consultants and engineers (structural, mechanical, electrical, geo-technical and civil).
5. Communicate it
One of the most important parts of what we do as an Architect is to prepare and coordinate all the drawings, documents and requirements necessary for construction of your project and suitable for municipal permit approval, bidding and subsequent construction purposes. We will meet at various times to discuss the project’s progress and clarify materials and finishes.
6. Make it a Reality
DESIGNline ARCHITECTS will submit all drawings and documents to the appropriate municipality. We have a strong construction management background and can act as the owner’s representative to ensure the final design is implemented per the drawings and provide continuous communication to you through the construction process.
